Timber flooring in Freshwater

Freshwater is a renovation suburb — smaller original cottages and semis being reworked rather than replaced, which is exactly the situation where restoring the existing floor beats laying a new one.

We cover Freshwater and the surrounding Northern Beaches.

Much of the older stock here is modest in footprint and generous in original material: tongue-and-groove hardwood on suspended floors, often under two or three generations of covering. When a kitchen wall comes out during a renovation, the resulting gap in the boards is a straightforward infill and blend rather than a reason to re-floor the house.

The topography matters more than people expect. Steep blocks mean split levels, changes of floor height and more transitions and stair junctions than a flat site — and those junctions are where a flooring job is judged. They need to be specified rather than improvised.

Being one street back from open ocean, the humidity and salt-air considerations that apply in Manly apply here too.

Services

Services available in Freshwater

Timber flooring installation

Engineered oak, solid hardwood, hybrid and vinyl plank — measured, moisture-tested, acclimatised and installed to the manufacturer’s specification.

Floor sanding & polishing

Bringing tired, dark, scratched floorboards back to raw timber and finishing them properly — with dust extraction that keeps the rest of the house liveable.

Engineered oak flooring

The most specified floor in Sydney right now, and for good reason — real timber wear layer, far more dimensional stability than solid, and it suits apartments.

Hybrid, SPC & vinyl plank

Waterproof, hard-wearing and quieter underfoot than laminate — the sensible answer for wet areas, rentals, holiday houses and anywhere with kids and dogs.

Repairs & restoration

Water damage, squeaks, cupped boards, gaps and holes where a wall used to be — repaired and blended so the fix does not become the thing you look at.

Subfloor preparation

The least visible part of the job and the part that decides whether the floor above it lasts. Always assessed on site, always quoted separately.

Questions

Flooring in Freshwater: common questions

We are removing a wall in our renovation. Can the floor be made good?

Yes, and this is one of the most common jobs we do in renovation suburbs. The gap left by a removed wall is infilled with matching boards, woven into the existing run rather than butted in a straight line, then the whole floor is sanded and recoated so the repair disappears. It is substantially cheaper than a new floor and keeps the original timber.
