Where we work

Based on the Northern Beaches and working across Sydney’s north and east. Each area has its own conditions — coastal humidity, subfloor damp, heritage stock, strata density — and they change what we recommend.

Northern Beaches

From the Manly terraces to the Pittwater beach houses, the Beaches have two flooring problems almost nowhere else in Sydney has at the same time: salt-laden humid air, and a very high proportion of homes on suspended timber floors over damp ground.

  • Manly — Manly puts almost every flooring problem in one postcode: heritage cottages, deco walk-ups, salt air and sand.
  • Dee Why — Dee Why is one of the most apartment-dense suburbs on the Beaches, which makes acoustic compliance the dominant flooring question here.
  • Freshwater — Freshwater is a renovation suburb — smaller original cottages and semis being reworked rather than replaced, which is exactly the situation where restoring the existing floor beats laying a new one.
  • Balgowlah — Balgowlah and Balgowlah Heights are family-home territory: larger floor plates, whole-house jobs, and enough area that the product decision has real cost consequences.
  • Mona Vale — Around Pittwater the recurring issue is not the floor. It is what is underneath it.
  • Avalon — Avalon has some of the best original timber on the Beaches, sitting in houses that make the work harder than average to get to.

Lower North Shore

Two quite different jobs sit side by side here: original hardwood under the carpet of Federation and interwar houses, and acoustic-rated floating floors in some of Sydney’s densest apartment stock.

  • Mosman — Mosman is largely a restoration suburb. The best floor in most of these houses is the one that is already there.
  • Neutral Bay — Neutral Bay is apartment country, and in apartments the by-law comes before the brochure.
  • Cremorne — Cremorne mixes fine harbourside houses with a heavy concentration of deco apartments — two different jobs on the same street.
  • North Sydney — North Sydney adds a layer most residential suburbs do not: building management, loading dock bookings and permitted work hours.

Eastern Suburbs

The Eastern Suburbs run from Victorian terraces with original pine boards to prestige homes where wide-board European oak and herringbone are the expectation rather than the upgrade.

  • Double Bay — Double Bay is where format and finish get scrutinised — herringbone, chevron and wide-board oak, where the subfloor has to be as good as the boards.
  • Vaucluse — Larger homes, larger floor plates, and the set-out decisions that come with running a single floor across several hundred square metres.
  • Woollahra — Terrace floors are their own discipline: narrow boards, a century of movement, and original material that is worth the extra care.
  • Bondi — Bondi combines the two hardest variables in this trade: dense deco strata, and open-ocean humidity and salt.
