The Eastern Suburbs run from Victorian terraces with original pine boards to prestige homes where wide-board European oak and herringbone are the expectation rather than the upgrade.
Woollahra and Paddington are dominated by Victorian and Federation terraces, most inside heritage conservation areas, and most with original baltic pine or early hardwood underneath later coverings. These are narrow boards, often with significant gaps, sometimes with a century of patching. Restoring them is detailed work and the results are worth it.
Double Bay, Vaucluse, Bellevue Hill and Point Piper are a different brief: large floor areas, wide-board European oak, herringbone and chevron, and a level of finish where the junctions and transitions are scrutinised. Format choices like herringbone demand a flatter subfloor than straight-lay, so the preparation budget rises with the specification.
Bondi and the beachside strip bring back the coastal variables — salt air, humidity, and a dense stock of deco apartments with acoustic by-laws. Much of the apartment work here is the same discipline as Neutral Bay or Dee Why.
