The specification here typically starts with European oak in wide boards, or herringbone and chevron for the rooms that carry the design. Those formats are considerably more demanding to install: every piece is set individually from a centre line, waste is higher, and the pattern telegraphs any hollow in the substrate that a straight-lay floor would bridge.
That makes preparation a larger share of the job than most people expect, and it is the reason we assess and quote the subfloor separately rather than folding an optimistic allowance into the headline number.

Can herringbone flooring be installed in an apartment?
Yes. Engineered oak herringbone can be floated over a rated acoustic underlay or direct-stuck, depending on the by-law and the substrate. The constraint is flatness: herringbone shows a hollow that straight-lay would hide, so the subfloor preparation is more involved and more expensive than for a standard floating floor. It is worth establishing that budget before committing to the format.
