Should I restore the original hardwood or install a new floor?

If the boards are structurally sound and have enough wear layer left above the tongue, restoring is usually both cheaper and better. Original hardwood in Mosman houses is old-growth and denser than current milling. Replacement makes sense when boards have been badly damaged, when levels need to change, or when the floor has already been sanded to the limit — we measure that before advising.

What timber species are in older Mosman homes?

Most commonly brushbox, tallowwood, Sydney blue gum and occasionally baltic pine in the earliest houses. Brushbox sands to a warm pinkish tone and is very hard-wearing; tallowwood is more yellow-brown; blue gum sits between them. Identifying the species matters because it determines the moisture meter correction, the sanding approach and what a replacement board should be.
